The Bidding War Call
Before the offer arrives, call the listing agent directly. Confirm your buyer has a full underwritten approval, not just a pre-qual. A real call, not an email. This is the move that wins.
The 60-Minute Rule
Respond to every new lead within 60 minutes. Return every call same day. Text within the hour. Speed is the only differentiator that's free and entirely in your control.
The 3-Touch Follow-Up
Day 1, Day 3, Day 7. After Day 7: every 2 weeks for 90 days, then monthly. Most deals close on the 5th or 6th follow-up. The ones who stop at 2 never find out.
Full Underwritten vs Pre-Qual
A full underwritten approval means the only variable left is the property itself. Train every agent you work with to understand the difference. It changes how they present offers.
The $100K Activity Formula
22 meaningful conversations per week equals roughly $100K in annual commission. That's your number. Track it. The scoreboard: 500 pts per appointment set, 100 pts per substantive follow-up.
The 2-Minute Rule
If a task takes more than 2 minutes and someone else can own it, build the system to hand it off. Your time is loan origination. Everything else is overhead. Delegate or eliminate.
